Complete AC Replacement in a 1980s Braeswood Home
The homeowner called us in mid-July when the upstairs hit 87 degrees by 10 a.m. The original Carrier had been nursed along for five summers with refrigerant top-offs and crossed fingers. We found a cracked heat exchanger and a compressor drawing 40% over amperage. Rather than patch it again, we walked them through straight talk about repair versus replace. They chose a full American Standard Platinum 20 system with a variable-speed air handler. We pulled the old unit, poured a new composite pad for better drainage in Houston’s clay soil, and ran fresh refrigerant lines with proper insulation. The home now holds 72 degrees evenly, upstairs and down, and their August bill dropped $127 from the previous year.
Furnace Heat Exchanger Failure in a Meyerland Ranch
This one still bothers me. The Meyerland homeowner had been running their furnace with headaches and a CO detector that chirped intermittently. Another company told them the detector was faulty. We found a cracked primary heat exchanger with visible flame rollout, which means carbon monoxide was being pushed into the supply air. We red-tagged the unit on the spot and wouldn’t leave until the gas valve was locked out. Two days later, we installed a Lennox EL296V with a two-stage gas valve and variable-speed blower. The new sealed combustion system pulls outside air for burning, which matters in Houston’s humid crawl spaces where older furnaces rust from the inside out. Their headaches stopped. The detector stays quiet.
Heat Pump Conversion in a Heights Bungalow
The Heights has its share of 1920s bungalows that were never built for modern HVAC. This one had been retrofitted with electric heat strips in the attic, which is basically running a toaster oven to heat your house. Their January bill was $347. We installed a Daikin FIT inverter heat pump, which runs at variable capacity instead of blasting on and off. The slim outdoor unit fits the narrow side yard behind a typical Heights lot without needing a variance. We also reworked the ductwork to eliminate a 12-foot flex run that had been crimped over a rafter. Now the system heats at one-third the cost and cools more evenly than the old electric setup ever managed.
Commercial Rooftop Recovery After Houston Hail
The April hailstorm that rolled through the Galleria area put golf-ball-size dents in three Trane rooftop units serving a 14,000-square-foot medical office. Two had punctured condenser coils, one had a bent shaft that shook the curb until it cracked. We got the call at 6:47 p.m., had a live person take the details, and had a technician on the roof by 8:15. We tarped the damaged units, set up portable cooling for the server room, and had three new Trane Precedent units with factory hail guards installed within 72 hours. The economizers we specified give them free cooling on Houston’s milder days, which that building never had before. Property manager told us the April electric bill was lower than March’s, even running the new units hard to catch up.
Mini-Split Solution for a Garage Workshop in Sugar Land
A Sugar Land homeowner had been trying to cool his garage workshop with a portable unit that dumped condensate on the floor and never got below 84 degrees. The humidity was rusting his hand tools and warping lumber. We installed a Daikin 18,000 BTU mini-split with a dedicated dehumidification mode, which matters more than temperature in Houston’s Gulf Coast climate. The wall-mounted evaporator sits high on the back wall, out of the way of overhead door tracks. The outdoor unit is compact enough to tuck beside the garage without violating Sugar Land’s side-yard setback. He now keeps it at 74 degrees and 50% humidity, and his chisels haven’t rusted since.
Duct Sealing and Air Quality Overhaul in a Memorial Home
This Memorial area home had been “professionally cleaned” twice, but the family still dealt with dust and allergy symptoms. We ran a duct blaster test and found 34% leakage, including a completely disconnected return in the attic that was pulling 140-degree air. The flex duct had degraded to where the inner liner was shedding fiberglass into the airstream. We replaced the flex with sealed hard duct, added a proper return air pathway for the master suite that never had one, and installed an Aprilaire 2410 media air cleaner on the furnace. The leakage dropped to 4%. The homeowner’s daughter stopped needing her inhaler at night within two weeks. That’s the kind of result that doesn’t need explaining.
